The Arizona Buyer's Guide

From your first search to the day you get the keys: what to expect and how to win in today's market.

1. Get pre-approved

Sellers in Scottsdale and Paradise Valley expect a lender pre-approval with your offer. It also tells you exactly what monthly payment you're comfortable with. Try the mortgage calculator for a quick estimate.

2. Search and set alerts

The best homes often go under contract in the first weekend. Save a search so new matches reach you the day they list — including coming-soon homes.

3. Tour with a local expert

We'll walk you through HOA rules, flood irrigation, solar leases, pool condition, school boundaries and everything else that's specific to the Valley.

4. Write a winning offer

Price is only one part. Earnest money, inspection period, closing date and leasebacks can make your offer stand out without overpaying.

5. Inspect, appraise, close

Arizona's standard contract gives you a 10-day inspection period. We'll coordinate inspectors, the appraisal and title so closing day is uneventful.

Relocating to Arizona?

  • Summer runs June to September. Plan moves for spring or fall if you can.
  • Property taxes are low compared to most states, but check HOA dues and special assessments.
  • Ask about the age of the roof, AC units and pool equipment. They work hard here.
  • We can tour homes by video and handle signing remotely.
